Qualification
Same day
You send us the address, a few photos and anything you already know about the property. We look at the location, the features and the licence position and give you a straight answer on whether it is a fit. If it is not, we say so immediately rather than taking a meeting to be polite.
What happens

- We review the property against our criteria
- A short call, twenty minutes, to understand what you want from the asset
- We confirm we want to look at it properly, or we decline and explain why

Audit and revenue projection
Within 7 days
We visit the property in person. We assess condition, layout, what is missing, and what would move the nightly rate. Then we build a twelve month revenue projection from live comparables for that specific street and property type, not a generic market average.
What happens
- On site audit with a written condition and inventory report
- Licensing check, including whether an MTA holiday licence exists or is achievable
- Competitor and comparable analysis for the exact location and property type
- A twelve month projection: expected ADR, occupancy, RevPAR and gross revenue by month, so you can see the seasonality
- A costed list of setup works needed to hit that projection
- Our recommendation between full management and guaranteed rent, with the reasoning

Agreement and compliance
Days 7 to 14
You choose the model. We paper it properly and get the legal side in place before a single photo is taken.
What happens
- Management agreement or sublet lease signed, with the fee or fixed rent set
- MTA holiday licence application submitted if the property does not have one
- Insurance position reviewed and confirmed suitable for short let use
- Utilities, internet and access arrangements confirmed
- Signed inventory and schedule of condition, with photographs

Setup and interior finishing
Weeks 2 to 6, depending on the works
This is where most of the nightly rate is won or lost. A property that photographs well and feels considered charges more, every night, for years.
What happens
- Interior finishing and styling, with a furnishing plan approved by you line by line
- Three full linen sets per bed so turnovers are never delayed by laundry
- Smart lock or keybox for self check in, and a documented access process
- Safety compliance: extinguisher, first aid kit, smoke detection, marked exits
- Guest supplies, welcome pack and a digital house manual
- Professional photography, a 360 virtual tour and a floor plan
- Full property handbook built in our systems for cleaners and maintenance

Listing and distribution
Week 6
The property goes live everywhere at once, on one calendar, at a price strategy that is set before the first booking and not made up later.
What happens
- Listings created on Airbnb, Booking.com, Vrbo and Expedia
- Direct booking page so we are not fully dependent on platform commission
- All channels connected to Boom Tech so the calendar can never double book
- Listing copy, title testing and full amenity mapping for search ranking
- PriceLabs strategy configured: base rate, seasonal curve, minimum stays, orphan gap rules, last minute discounting and lead time adjustments
- House rules, cancellation policy, deposit and damage protection set

Launch and ramp up
First 60 days
A new listing has no reviews and no ranking history, so the platforms bury it. We buy visibility deliberately with a launch rate, convert those first guests into five star reviews, and then step the price up.
What happens
- Deliberate launch pricing to fill the first weeks and start the review engine
- Response times kept to minutes, because early responsiveness drives ranking
- Every early guest actively worked for a five star review

The part you never have to think about.
What happens
- Guest communication from enquiry to checkout, with cover around the clock
- Check in support, including late arrivals and access problems

- Post stay inspection after every guest, with condition photographs
- Restocking of consumables and replacement of worn linen and equipment
- Maintenance handled with our trades, quoted before we act beyond the agreed limit

Revenue management, accounting and reporting
Weekly and monthly
Pricing is not set once. It is reviewed every week against what is actually happening in Malta that month. Alongside it, we handle the accounting and the Malta eco-tax reporting so the paperwork is done, not just the bookings.
What happens
- Weekly pricing review: booking pace against the same period last year, minimum stay tuning, gap night pricing, event and shoulder season adjustments
- Monthly owner statement: gross revenue, platform commission, our fee, itemised expenses and your net
- Full accounting for the property and eco-tax reporting handled on your behalf
- Payout on a fixed date every month
- Quarterly strategy call: what performed, what did not, what we recommend changing
- Annual repositioning: refreshed photography, listing rewrite and a review of whether the property should be repositioned in the market
And if you choose guaranteed rent
Stages 01 to 04 are identical. From stage 05 onwards, everything above still happens, but it happens on our account and at our cost. You receive the same fixed transfer on the same date every month, and the statement becomes optional reading.
