Our criteria

We are selective, and we are direct about it.

A short let is not a passive asset. It is a small hospitality business attached to a building. The properties that work are the ones with something a guest will pay a premium for and remember afterwards. Those are the only ones we take.

What we take on

Outdoor space in Malta is the single biggest driver of nightly rate between May and October. A private pool can move a property into a different price bracket entirely.

Original Maltese tiles, stone arches, a balcony over a narrow street. These properties sell themselves in the listing photos and hold their rate through the shoulder season better than modern stock.

Multiple keys under one roof, where the operation needs someone who understands hospitality and not just cleaning schedules.

One owner, several units. This is where our model works best, because the operation scales without diluting attention.

Anything with a genuine standout feature

A roof terrace with a hot tub, a private courtyard, a converted farmhouse, a design led interior. If a guest would screenshot it and send it to a friend, we want to see it.

What we decline

We would rather lose a deal than take on a property we cannot make perform. We usually pass on:

  • Standard inland apartments with no view, outdoor space or distinguishing feature
  • Single rooms and shared units
  • Properties with no legal route to an MTA holiday licence
  • Buildings where condominium rules prohibit short lets
  • Properties where the owner wants to keep control of pricing and guest selection

If we decline, we will tell you why in plain terms, and if we know a manager who is a better fit for that property, we will give you the name.

The threshold question

The simplest test is this. Would a guest choose your property over the one next door and pay more for it? If the answer is yes, send it to us. If the answer is only "it is clean and well located", the property will earn on the short let market, but it does not need us specifically.
